A home is one of the most important purchases one will ever make. A home inspection is an inexpensive way to discover the universal condition of a home. It is important to conduct a home inspection to avoid a costly mistake by purchasing a property in need of major repairs. Even if you think you have found a “dream home,” it is a home inspector’s responsibility to let you know that your “dream home” may not be just right.

- Cooling – Age, type, condition, operation (weather permitting)
- Electrical Systems – Amperage, voltage, service type and entry, adequacy, wiring type and condition, outlets, safety devices
- Plumbing – Piping type and condition, water pressure, delivery method, water heater, waste system type, condition, fixtures
- Appliances – Type, condition, operation
- Attic – Insulation, ventilation, roof structure, energy recommendations
Keep in mind few properties are in perfect condition. Like used cars, older properties require maintenance and repair over time. An inspection can clue you in to areas of concern, improve your negotiating position and provide you with an assessment of the current condition of the property for future reference. Commercial Building Inspections offers:

- Lab test reports (if ordered) provided promptly on completion. Mold, Radon, Toxic Gas, IAQ, and certain other lab tests are processed with rapid and expert results.

- Building Failure, Synthetic Stucco (EIFS) or Mold/Water Entry Cause Determination and Documentation Reports available.

Mold and Radon Testing
We are not a remediation or treatment company. We have no vested interest in finding mold that would require expensive treatment. We do not receive sales commissions from remediation companies. We perform professional, industry standard inspections using only Professional Engineers who are also Certified Mold Inspectors. We will recommend remediation only when it is really required.
If remediation is required, we will refer you to a qualified professional remediation company that we have personally reviewed. Springs Home Inspection will write a remediation Scope of Work that will guide the remediation company, so that you will only pay for the treatment you actually need.
Since Radon is a colorless, odorless, and tasteless gas it is completely undetectable by human senses. It’s natural molecule-damaging radiation is one of the leading causes of lung cancer in the US, second only to smoking cigarettes. Radon mostly enters a building directly from the soil through the lowest level in the building that is in contact with the ground. Naturally this means the highest concentrations of Radon will usually be found in the basements of most buildings.
Fortunately, through proper inspection, dangerous levels of Radon concentrations can easily be detected, and mitigated. This is especially important during summer months in Residential environments where families, and in particular children, tend to spend the majority of their time in the lower levels of the house where it’s cooler. The primary concern with exposure is that there is no way for people to even detect Radon’s presence without special equipment. Hence why testing is so critical to avoid receiving serious, life altering damage like lung cancer.
Including pre purchase home inspections, pre listing inspections, pest inspections (termites and wood destroying insects), Radon testing, EIFS (Dryvit) inspections, Mold testing, indoor air quality testing, energy evaluation and specialized inspections (i.e. moisture problems and problem solving).
We pledge to complete the inspections and provide written reports within 1-3 days after being contacted. We will typically fax or e-mail copies of the reports to Realtors, attorneys and clients the same day the inspection is completed.
Our goal is to provide the highest level of service to our clients. We will make ourselves available for walkthroughs and follow-up questions. As in the past we aim to put things in proper perspective, and not needlessly alarm our clients.
Every inspector is certified and participating in an ongoing education program. Springs Home Inspection is a member of American Society of Home Inspectors (ASHI) and our inspections follow the ASHI standards of practice.
